Concept sketch:
Quickdraw Drafting arrange an initial consultation with the client, to discuss their requirements and needs and gather relevant information that they may have,
to prepare a concept design.
The design is prepared in conjunction with Local Council guidelines Development Plan Land Management Agreements or Encumbrances if applicable and the physical limitations of the site.
Commercial and Industrial Building Extensions:
Site Assessments:
Initially a site measure is undertaken of the existing building and site, obtaining horizontal dimensions, together with the site features such as boundaries and location of existing trees, car parking etc. This information is then reproduced in digital drawing format which then sets the physical limitations of the development. (Council require information about what buildings will be demolished and where they are located and how any existing trees will be affected by the development)
The site measure does not include survey information, such as levels or contours and boundary locations. A surveyor will be engaged to locate those site elements.
Concept sketch:
Preparation of concept sketches, based on previous discussions and your requirements and the Development Plan guidelines for Commercial or Industrial development in the Local Council.
The concept sketch consists of a Site Plan, Floor plan and elevations. When you are satisfied with the concept sketches we start the Provisional Development Plan consent stage.
Provision Development Plan consent stage:
Preparation of formal accurate drawings of the proposed floor layout, 4 off elevations and site plan. The documentation is lodged with Council for planning approval and our quote is inclusive of the Council Planning application fees.
Building Approval Documentation Stage:
When Provisional Development Plan consent is granted, the technical or working drawings start. These drawings consist of dimensioned and noted floor layouts, electrical and sewer layouts, wall framing and bracing layouts, roof framing layout, noted external elevations, section through the building, construction details, glazing schedule, wet area details, energy efficiency assessment, specification and schedule. Documentation is sent off to the truss fabricators, for the design of
the roof trusses.
The Engineer is engaged to complete the structural engineering as required. His fee is determined by the extent of design required. I have allowed an approximate amount for the Footing Construction report in the estimate.
Approval Stage:
When the structural design and architectural working drawing documentation is complete, the documentation is forwarded to the private certifier for building approval. Additional copies of the documentation are also available to you, so that you can start to get quotes from Builders or sub-contractors at this time.
Our estimate includes the Private Certification fee and payment of The Construction Industry Training Levy. When the documentation has been certified,
it is forwarded onto Council for ‘rubber stamping’ and then sent to us. Once we receive the stamped copy, you can start the building construction process on site..
